Fiscal Impacts

In 2013, Smart Growth America commissioned a fiscal impact analysis of three real estate developments in Nashville to compare their financial benefits to the Nashville-Davidson County Metropolitan Government. The study determined that two of the three developments - The Gulch and Lenox Village - have yielded tremendous fiscal benefits at $115,720 per acre and $780 per acre, respectively. While serving as the Director of Planning for the Nashville Office of Looney Ricks Kiss Architects, The Walker Collaborative’s Phil Walker served as the Project Manager leading both projects. The third development studied by Smart Growth America (which Walker had no involvement with) is a sprawling suburban development that barely yielded any positive fiscal impacts at only $100 per acre.
