DOWNTOWN & COMMERCIAL DISTRICTS

High Point, North Carolina

High Point Core City Plan

Although High Point’s bi-annual “furniture markets” constitute the largest economic event in the state, they are both a blessing and a curse. Because furniture showrooms dominate the CBD’s ground floor uses, the downtown fails to function as a conventional downtown with a range of tenant types and activities.

The Walker Collaborative (TWC) was hired by the City to lead the creation of a plan for the Core City.

Components included a visioning process, a real estate market analysis, transportation corridor strategies, concept plans for eight proposed mixed-use centers, a land use plan, development design principles, zoning revision recommendations, a fiscal implications evaluation, and funding and organizational strategies. The plan was formally adopted by the City and implementation has occurred on numerous fronts, including the creation of a managing entity and the construction of a multi-use sports facility Downtown.
